Unitii corp purchased Chelsea Estates, a 179 unit high rise + 10,600 s.f. of excess density, which is located in the Beltline community in Calgary, Alberta for a total sale price of $48,250,000.
The Partnership completed extensive lobby, common area & suite renovations, immediately increasing NOI, resulting in a significant property valuation increase. Further value was achieved by subdividing excess lands for future development.
This achievement represents a significant milestone for Unitii Corp, our private debt holders, and Limited Partner investors, proving out our investment thesis in only 13 months post-acquisition. Return on Investment to Chelsea’s Limited Partners is approximately 102%, further highlighting our commitment to delivering exceptional value to our investors.
